Pahurik, Sa pole viimaste (aastate) arengute kursis: enam ainult intresse ei saa, nüüd on laenusumma vist 75% või 80% kinnisvara hinnast (erandid lubatud), ei mäleta täpselt.

Ja kas palgad on Rootsis viimase 15 aastaga 3x kasvanud (kinnisvara hind küll)? Kui sellele küsimusele vastad, mõistad, et iva on mujal.

seleta ära mida sa pankade kasvamise all mötled? Ma siiani arvasin, et loeb ikka väljastatud kinnisvaralaenude maht.
Ma ei rääkinud kusagil, et kinnisvara saab ilma sissemakseta, vaid et pöhiosa ei maksta tagasi ja laenu vöetakse ala 50+a peale, mis muudab niigi kuumakse väiksemaks.
Aga möttetu vaidlus, sama hea jutt on vörrelda majade hindasi Valgas ja Tallinnas ja rääkida, et Valgas on hinnaruumi veel sitaks.

Ma ei tea, kas ma ei oska arvutada, aga kui ma maksan aastas tagasi 1% laenu summast, siis ma saan aru, kulub 100 aastat laenu maksmiseks. Kas meil saab nii laenu?
Ja see süsteem hakkab kehtima alles suvest. Vaid 40% laenuvõtjatest, kelle laen on väiksem kui 75% vara väärtusest, maksab tagasi laenu põhiosa.

ma rääkisin ka ühe jorsiga poe taga, lubas räiget hinnatöusu Kuressaare kinnisvaras ja et laenu saab pea 0 intressiga 200 aastaks, seega nii ongi.
Aga veelkord, jutt, et Rootsis on kinnisvara hinnad sellised ei tähenda, et meil on töusuruumi palju nagu Tallinna hinnad ei näita, et Valgas peaks hinnad lakke lendama jne. Meil ei anta 100a laene jne nagu eespool sai kirjutatud.

Parandage mind, aga mu loogika põhineb: kui USA kinnisvara oleks viimased 60 aastat kallinenud 3-4% mõistagi kumulatiivselt üle inflatsiooni siis mis protsent elanikest seda suudab liisida? Meelde tuleb alustuseks Bill Gates, seega ei toimu olulist kallinemist üle infla. Aga vahest ei saa ma arutelu sisule pihta.
hoks, vaidluse sisu on selles, et üritasin väita, et selle põhjal, et Rootsi maksupoliitika muutumise ja laenupoliitika eripära töttu on seal kinnisvarahinnad buuminud, ei tähenda, et meil oleks hinnatöusuks sitaks ruumi. Kui palgad töusevad ja inflatsioon tekib, eks siis kindlasti on ruumi, aga suhtes palgaga saab see suur töus tulla just ainult laenutingimuste arvelt.
See oleks niisiis spekulatiivne mitte fundamentaalne muutus. Siin paneb iga üks raua tulle vist omal vastutusel.
